When you sell your HDB, the CPF used (plus accrued interest at 2.5%/yr) must be returned to your OA. It can then be reused for your next purchase.

ABSD for Upgraders
Singapore Citizens buying their first private property pay 0% ABSD. If you sell your HDB first, there's no ABSD. Timing matters.

MSR vs TDSR
HDB loan → MSR (30%): monthly repayment capped at 30% of gross income. Private property → TDSR (55%): all debt repayments (including the new mortgage) capped at 55%. This calculator uses TDSR for your new condo loan.

For private property with a bank loan, you need at least 25% down payment. At least 5% must be in cash — the rest can be CPF.
