Frequently Asked Questions

For HDB resale, the standard buyer's commission is 1% of the purchase price + GST. For new launches (e.g. ELTA), the developer pays the agent commission โ€” so buyers pay nothing out of pocket. For private resale condos, buyer's commission is negotiable and sometimes waived.
The 2% seller's commission covers extensive marketing (photography, video, PropertyGuru premium listing, social media), agent time for viewings, offer management, and paperwork. In a co-broking deal, part of that 2% goes to the buyer's agent. It's an industry-standard rate regulated under CEA guidelines.
Beyond agent commission, buyers of private property pay Buyer's Stamp Duty (BSD) and possibly Additional BSD (ABSD) if applicable. Sellers may pay Seller's Stamp Duty (SSD) for properties held under 3 years. Conveyancing legal fees are separate. I'll walk you through all applicable costs upfront โ€” no surprises.
Yes โ€” commissions are negotiable in Singapore. That said, lower commission sometimes means less marketing spend or effort. I prefer to earn every dollar by delivering results. Let's have a chat and we can agree on something that works for both sides.
Just WhatsApp or fill out the contact form. We'll schedule a free, no-obligation consultation โ€” in-person or over a call โ€” to understand your needs, budget, and timeline. No pressure, no commitment required at that stage.
For sellers, an Exclusive Marketing Agreement (EMA) is standard practice. It gives me the mandate to market your property exclusively for a defined period, which typically results in better outcomes because I invest more resources. Buyers are not required to sign anything upfront.
